About Qilo

What is Qilo?
Qilo is a technology platform that enables buyers and sellers to complete residential real estate transactions themselves — without a traditional real estate agent. We provide structured digital workflows, identity verification, document generation, and optional access to independent third-party professionals such as title and escrow companies.
Is Qilo a real estate broker or agent?
No. Qilo is not a real estate broker, agent, attorney, lender, escrow company, or fiduciary. We do not represent buyers or sellers, and we do not provide legal, tax, financial, or real estate advice. All decisions, negotiations, and transaction outcomes are the sole responsibility of the users.
Who can use Qilo?
Qilo is available to any individual who is at least 18 years of age and legally capable of entering into binding contracts. Both buyers and sellers must complete identity verification before accessing transaction features.

Buying a Home

How do I browse and find properties?
Visit the Browse Properties page to search active listings. You can filter by price, bedrooms, bathrooms, property type, and location. Click any property card to view full details.
How do I make an offer?
Once you've found a property, navigate to the property detail page. From there you can initiate an offer directly through the platform. Qilo will generate the required offer documents for both parties to review and sign digitally.
Do I need to verify my identity before making an offer?
Yes. Identity verification (via government ID + selfie) is required before you can submit offers or sign documents. You can complete verification from your Dashboard.

Selling a Home

How do I list my property on Qilo?
After registering as a seller, go to your Dashboard and select "Create Listing." You can use our listing tool to generate your description, upload photos, set your price, and publish. Your listing will go live after admin review.
What does it cost to list on Qilo?
Qilo charges flat fees for listing packages and transaction-related services. All fees are disclosed before purchase. There are no hidden commissions. Visit our Pricing page for current rates.
Can I get a property valuation before listing?
Yes. Qilo offers a data driven property valuation tool to help you understand your home's estimated market value before setting your asking price.

Documents & Signing

How are transaction documents handled?
Qilo integrates with SignWell to generate and manage legally-required transaction documents including purchase agreements, seller disclosures, and counter-offers. All parties sign electronically. Completed documents are stored in your Documents dashboard.
Is electronic signing legally valid?
Yes. Electronic signatures on Qilo are executed via SignWell and are legally binding under the Electronic Signatures in Global and National Commerce (ESIGN) Act and applicable state laws.
Where can I view my signed documents?
All signed and completed documents are accessible in your Dashboard under the Documents tab. You can download them at any time.

Payments & Fees

Are Qilo fees refundable?
Unless explicitly stated otherwise, fees are non-refundable — including if a transaction does not close. Fees are earned when access to the service or listing is provided. Please review the full refund terms before purchasing.
How are payments processed?
Payments are processed securely through third-party payment processors. Qilo does not store your full card credentials.

Account & Security

How does identity verification work?
Qilo uses Plaid Identity Verification, which requires you to upload a government-issued ID and take a real-time selfie. This is a one-time process completed from your Dashboard profile section.
How do I verify my phone number?
Go to your Dashboard and click "Verify Now" next to your phone number. You'll receive a one-time SMS code to confirm ownership. Standard message rates may apply.
Is my personal data secure?
Qilo implements reasonable technical and organizational safeguards to protect your information. All data is stored on Supabase's secure infrastructure. No system is completely secure, but we take your privacy seriously. See our Privacy Policy for full details.
